Commission Structure for Real Estate Agents and Freelancers in Hua Hin

Our goal is to establish clear expectations regarding commission payments, tax responsibilities, and the level of involvement required in each property transaction.

As a legally registered Thai company, we comply fully with local laws and pay all required taxes. Whether you’re a full-time agent, a freelancer, or someone who occasionally refers leads, here’s how our commission structure works.


1. For Freelance Real Estate Agents Without a Work Permit

If you’re a freelancer or part-time agent without a valid Thai work permit, and you do not intend to pay Thai income tax on your share of the commission:

  • Commission Share: 20% of the total commission

  • Tax Responsibility: Siam Society or Executive Homes Hua Hin pays 100% of the tax

  • Work Requirements: No meetings, no showings, no legal involvement, no attendance at the land office

👉 This option is best for those who simply want to refer potential leads and receive passive commission income.


2. For Legal Agents (Thai Citizens or Foreigners With a Work Permit) – Limited Involvement

If you’re a registered Thai real estate agent or an expat with a legal Thai work permit and tax ID number, and you’re willing to pay your share of taxes (30-37%) but prefer not to be involved in the full sales process:

  • Commission Share: 40% of the total commission

  • Tax Responsibility: Shared – You pay your portion

  • Work Requirements: No obligation to attend meetings, property viewings, or handle documentation


3. For Legal Agents (Thai or Foreigner) – Full Involvement

If you’re a fully licensed agent with a valid tax ID and willing to actively participate in the sales process, including handling property showings, translating legal documents, assisting at the land office, and working directly with clients:

  • Commission Share: 50% of the total commission

  • Tax Responsibility: Shared – You pay your portion

  • Work Requirements: Shared 50/50 involvement in meetings, viewings, document handling, and transfers
